Today I am going to let you know about something that people forget to acknowledge when it comes to High Growth or Negative Geared Properties.

 


Did you know that Negative geared properties do become positive geared eventually?

Lately everyone has just wanted to get into positive geared properties, but if you purchase a negative geared property today in the right area, what happens over time as inflation
and property values increase?

Don't the rentals also increase?????

But what happens to the loan, doesn't it stay where it is at from the day one you purchased the investment, yes?  So if I had purchased a property for example worth $300,000 in 1990 and today in 2005 that same property was valued at $700,000 and my rental return was only
$600 per week, I would be positive geared by almost $100 per week.

Now, if you remember on one of my tip's "How to get an Interest Only Loan reduced without any extra Payments", your loan should be well down.

Which means your investment could NOW be giving you almost double the income of around $200 per week.

If you're not using these tips on your investments, think again and talk to your financier about how to reduce your loans without paying any extra money into them.
